General conditions

SLB rents the domain in its entirety, for a maximum of 25 people. Holiday home Gîte au bord de l’Aisne rents the entire domain, for up to 8 people. By renting the domain, the tenant acknowledges accepting the description of the domain as described on the website www.souslebois.be or described on the site of one of our intermediaries. The rates apply per week, per weekend, per midweek or extended weekend and do not include any charges that will be deducted by deduction from the rent guarantee. The applicable rates are described on the ‘request for reservation’ document or on the internet. The guarantee relates to the guarantee for covering possible damage. The deposit amount is arranged via bank transfer. In the case of a direct booking via ‘Sous le bois’ the advance amount for reservation will change to guarantee amount. (see article 3) Costs included.

• The energy consumption (incl. Wood).
• The water consumption.
• The cleaning.
• The municipal residence taxes.
• The rent of bed linen (mandatory).
• The rental of towels (mandatory).
• Garbage collection.

The tenant must maintain the rented property with due care and he is responsible for all damage that he would cause during his stay. All costs for repair or re-purchase will be borne by him. The cleaning is included, but the following tasks are at the expense of the tenant: dishwasher; emptying and sorting waste; cleaning the ovens and BBQs. If one or more of these tasks are not complied with, additional costs (€ 40 per hour) will be charged. The tenant must also return the furniture to its original location.   Rental reservation can be done through one of our intermediaries or directly via our own website. To make a definite reservation for a period, an advance of 2000 € holiday home Sous le bois and of 250 € for holiday home Gîte au bord de l’Aisne has to be paid for the entire domain within 10 days of requesting a reservation. This amount must be paid by bank transfer. The confirmation letter of the final rent that is subsequently sent must be presented on arrival. When paying, it is very important to state the reference (booking number). The reservation is final upon receipt of the advance. The total rental amount must be paid by bank transfer at least two months before arrival. The advance will then be transferred to a guarantee amount. Any additional costs will be deducted from the guarantee amount and any damage will be deducted. The balance will be refunded within 14 days turn into. Upon arrival, the tenant must register at the house to receive the keys. Only if the full rent and the deposit have been paid will the keys be handed over. Any damage that is determined upon arrival must be reported by the tenant to the manager. All keys must be returned upon departure, otherwise € 30 per key must be paid. Arrival is from 4 pm and departure must be before 10 am. On Sundays you can leave until 6 pm.   The manager will ensure that the maximum capacity is not exceeded. Capacity for the entire domain is 25 people for Sous le bois and 8 people for Gîte au bord de l’Aisne. In the event of non-compliance with this capacity, the manager has the right to refuse persons or to charge extra costs. When booking, the tenant must provide a detailed listing of the composition of the group. Any change must be notified in advance.   In the event of damage or breakage caused by the tenant or one of the members of the group, the associated costs will be charged to the tenant or deducted from the guarantee. Any damage must be reported to the manager. 7.1: Pets: only allowed with prior approval. In the event of non-compliance, the manager can refuse the tenants access to the building. 7.2: Respect for the environment. After 10 pm the noise must be limited.   Use of these spaces, swimming pool and hot tub is only possible with prior permission from the manager. The guidelines for the use of the relaxation room; swimming pool and hot tub must be strictly adhered to. Showering is mandatory before hot tub and swimming pool are used. Every tenant must keep the pool area clean and hygienic. After use, water must be wiped away, towels and empty glasses removed, and seats again neatly arranged. In case guidelines are not complied with, the manager has the right to refuse access to the relaxation area, swimming pool and / or hot tub and this without compensation or the manager may charge extra costs.   Only the courts of the Hasselt district have jurisdiction in the event of a conflict.
